  • Scheduling

    Each calendar year starts with a random draw to set the selection order.

    In round one, the first name drawn chooses the first Prime Week (our highest-demand dates).

    In round two, the order reverses, giving the last name drawn first pick of the prime weeks. A week is considered Wednesday-Tuesday

    After these rounds, all remaining time becomes open selection until each owner has chosen their full allotment. Stays 3-14 days in length can be booked.

    The booking calendar is released two years in advance, giving plenty of planning room.

    Last-minute stays

    If the home isn’t rented and an owner wants to pop in for a spontaneous visit, they can reserve it with 24-hour notice.

  • Monthly Fractional fees include

    Property Taxes, Insurance, Utilities, Internet, HOA fees, LLC management, reserve for repairs/maintenance. These are based on the size of the property and the share. Easily managed for you, so you can enjoy time with loved ones instead. One monthly payment vs. multiple bills.

    Vacation Rental Management

    Vacation Rental Management is Sand Hollow Resort. Convenient for guests to check in at the Resort Desk and use all the amenities and enjoy discounts on golf. There is a 3 night minimum for rentals. The rental management fee is 40% and is all-inclusive (no miscellaneous fees such as linens, technology etc that other management companies and resorts charge.)

    Income Earnings are divided by the percentage of available days each owner has contributed or made available to the rental pool, regardless of time of year or rental usage.

    Parking

    Each home oers 4 parking locations, 2 in the garage and 2 in the driveway. For additional parking, street parking is available during the day. Overflow and Over-sized parking for boats and toys is located near the Sand Hollow Clubhouse.
